When to replace rather than repair
A tank that is rusting at the base or weeping at a fitting is finished — a tank does not get better. Around ten to twelve years is where most of them go, sooner on hard water. If yours is at that age and the recovery has got slow, replacing it on a Tuesday is a great deal cheaper than replacing it after it has emptied itself across a finished basement.
Tank or tankless
Tankless is excellent for the right house and oversold for the wrong one. It wins where hot water demand is spread out and space is tight. A large family all showering in the same hour is often better served by a properly sized tank. We will tell you which one you are, including when the answer is the cheaper option.
Rentals
A lot of houses around here have a rented tank and have been paying for it for fifteen years. It is worth doing the arithmetic. We will do it with you honestly, including the buyout, before you decide.
Hard water
On well water, and in parts of the county on municipal supply too, scale is what kills heaters early. If we are replacing one we will tell you whether treatment is worth it for your water rather than selling you a softener as a reflex.
